Based on the Contract Law Of the People's Republic of China and other relevant regulations and laws, and with the intermediary services of  Party C, Party A and Party B agree to enter into this Contract in equal status and voluntarily with articles as follow,

If the rental purposes is for residence, from the date when this Contract has been set up, within 7 days, Party A should go to the Community Service Station for Foreigner and House Lease (hereinafter refers to as the “station”) to have the house lease contract registered. If the inhabitant is more than one person, Party B must inform the situation of inhabitants to Party A. On the other hand, Party A must establish a register for inhabitants, and send it to the Station complying with regulation. If this contract has been amended or terminated, party A should go to the Station to change or logout the registration within 5 days. In the period of validity, provided the inhabitants have changed, from the date of change, within 2 days, Party B must inform the Service Station and change the registration.
Party A should supply the related information about himself and/or the house if there is foreigner from other provinces within the inhabitant, to assist and supervise Party B to handle the Temporary Residential Permit at Local Police Station. And Party B should go to Local police station to handle the Lodging Registration within 24 hours if there is any person from other countries, from the time when this contract has been set up.
If the rental purpose is not residence, from the date when this contract has been set up, within 30 days, Party A should go to the department of Local House Administration to handle the Lease Contract Registration filing procedure.
 
������  ��������Article 3��Lease Term
��һ��������������    ��     ��   ����    ��     ��   �գ�����   ��     ���¡��׷�Ӧ��    ��     ��   ��ǰ�����ݰ�Լ�������������ҷ��������ݽ����嵥����������һ��������˫������ǩ�ָ��²��ƽ�����Կ�׼�        ����Ϊ������ɡ�
(a) From the date____/____/_____ to_____/______/_____ totally_________ months. Party A should vacate the house and turn it over to Party B before   __�M______�M____, complying with the promise. After Party A and Party B had signed and sealed the “Property list” (appendix 1), and Party A had delivered the key of the house and  _____ to Party B, the house have been delivered.

(b) Party A has the right to retract the house upon the expiration of the leasehold or the dissolution of the contract, and, Party B should return the leased house and accessary facilities in original state to Party A. Both parties must check and accept the house and the accessory facilities, meanwhile, settle accounts of the cost which should be bore by their own.
If the Lessee intends to renew the leasehold, should notify (��written/��oral) the Lessor within one month before termination. Both parties should conclude a new lease contract based on the agreement.

The Party A should bear other fees which this contract has not listed which concerns the house. If the Party B had paid the fees related proof, Party A should returned corresponding fees to Party B.
 
���������Ӽ����Article 6: Intermediary services
��һ������Ӧ�����渺���Ϊ����˫�������������޺�ͬ�ṩ�����ý�������ʵ�����йض����������޺�ͬ�������Э������˫��������ҵ���顣
(a)   Party C should provide the opportunity or the medium service to both parties conscientiously and earnestly, and notice the information of this contract to both parties faithfully, and assist them to check and accept the property.

(c) Once the contract has been signed, the remuneration couldn’t be returned whether this contract is rescinded or suspended, or modified.
 
������  ����ά����ά��Article 7: Maintenance and repair
��һ���׷�Ӧ��֤���ⷿ�ݵĽ����ṹ���豸��ʩ���Ͻ������������ΰ��������ȷ���İ�ȫ����������Σ������ȫ���ҷ���֤���ع��ҡ������еķ��ɷ���涨�Լ���������С������ҵ�����Լ��
(a) Party A should ensure that the construction and facilities of rental house is conformed to relevant laws and regulations. Party B could not do any unlawful or illegal activities which are not allowed according to the State laws, the government regulations and the local byelaw. In the period of rents, both parties should keep the house, the facilities and goods attached to the house in safe and suitable:

��b��In the period of rents, both parties should keep the house, the good and facilities attached to the house in applicable and safe:
 
1�����ڸ÷��ݼ��丽����Ʒ���豸��ʩ����Ȼ���Ի����ʹ�ö����µ���ģ��ҷ�Ӧ��ʱ֪ͨ�׷��޸����׷�Ӧ�ڽӵ��ҷ�֪ͨ��� �� ���ڽ���ά�ޡ����ڲ�ά�޵ģ��ҷ���
��Ϊά�ޣ������ɼ׷��е�����ά�޷���Ӱ���ҷ�ʹ�õģ�Ӧ��Ӧ���������ӳ��������ޡ�
a��Party B should notice Party A about any damage of the houses due to poor quality, natural tear and wear or calamities. Party A should be responsible for repairing in 7 days and bear the expenses. Provided Party A has not repaired on schedule, Party B could repair in stead of Part A. Party A should bear the expenses which should be undertaken by himself. Once the repairing has made an impact on the usual life, Party A should reduce rental or extend the period of rent correspondingly.
 
2�����ҷ����ܲ����򲻺���ʹ�ã���ʹ�÷��ݼ��丽����Ʒ���豸��ʩ�����𻵻���ϵģ��ҷ�Ӧ����ά�޻�е��⳥���Ρ�
b��The damage of the premises or the fittings that is within the control of the party B should be borne by party B.
 
�ڰ���  ת�� Article 8: Transfer or Sublet
������˫������Լ�����⣬�ҷ����������ü׷�����ͬ�⣬�������������ڽ����ݲ��ֻ�ȫ��ת������ˣ�������ת���˵���Ϊ��׷��е����Ρ�
Party B should not partly or totally sublet without the written permission from party A. If the house has been transfered or subleted, Party B should be liable for compensating for any behavior of sublet person.
 
�ھ���  ��ͬ���Article 9: Dissolution of Contract
��һ��������˫��Э��һ�£����Խ������ͬ��
(a) The contract can be rescind based on the agreement
 
�������򲻿ɿ������±���ͬ�޷��������еģ�����ͬ���н����
(b) If Force Majeure cause to terminating the contract, the contract is rescinded.
 
�������׷�����������֮һ�ģ��ҷ���Ȩ���������ͬ��
(c) If Party A has one of the following behaviors, Party B has the right to rescind this Contract unilaterally.
 
1�����ӽ������ݴ����յġ�
a Within 7 days, Party A has not turn over the house.
 
2�������ķ������ز����Ϻ�ͬԼ����Ӱ���ҷ���ȫ�������ġ�
b The house does not conform to the contract seriously or affects the safety and healthy of Party B.
 
3�����е�Լ����ά��������ʹ�ҷ��޷�����ʹ�÷��ݵġ�
c Because Party A has not repaired house, Party B could not use house normally.
 
���ģ��ҷ�����������֮һ�ģ��׷���Ȩ���������ͬ���ջط��ݣ�
(d) If Party B has one of the following behaviors, Party A has the right to rescind the Contract unilaterally and take back the house.

e The damage of the premises or the fittings that is within the control of party B and party B refuses to compensate.
 
6�����÷��ݴ���Υ������𺦹���������߷���������������������ġ�
f The Party B’s behaviors in the house are unlawful or interfere with other people’s life.
 
7�����Խ�����ת��������˵ġ�
g The Party B transfer or sublet the leased house unilaterally.
 
���壩���������ĺ�ͬ������Ρ�(e) Other legal situations of contract rescission.
 
��ʮ��  ΥԼ����Article 10: Responsibility for breach of the Contract
��һ���׷��еھ���������Լ��������֮һ�ģ�Ӧ�������� 200 %���ҷ�֧��ΥԼ���ҷ��еھ������Ŀ�Լ��������֮һ�ģ�Ӧ�������� 200 %��׷�֧��ΥԼ�𣬼׷�����Ҫ���ҷ������ݻָ�ԭ״���⳥��Ӧ��ʧ��
(a) Either of Parties’ behaviors results in the termination of the contract before its expiration, the penalty for breach should be 200% of monthly rental . Party A has the right to take back the premises and take actions against party B's breach.
 
�������������ڣ��׷�����ǰ�ջظ÷��ݵģ����ҷ�����ǰ����ģ�Ӧ��ǰ 30 ��֪ͨ�Է�������������  200 %֧��ΥԼ�𣬼׷���Ӧ�˻���Ӧ�����
(b) In the period of rent, either Party A shall take back the house ahead, or Party B shall return the house before the contract expiration, he should informed the other party ahead of 30 days. Tort-feasor agrees that the penalty for breach of contract shall be 200% of monthly rental. At the same time, Party A should return the surplus rent.

(c) Party A has not repaired the house in time according to the contract, so Party B’s security has been damaged. Party A should undertake the liability of compensation.

(d) Having not rescinded the Contract, but tort-feasor agree that the penalty for breach of Contract shall be 200% of daily rental surpasses one day.
a Party A shall not turn over the houses on schedule to Party B for use.
b Party B shall not pay the rental on schedule according to the provisions of the Contract.
c Party B shall not return the house on schedule according to the provisions of the Contract.

(e) Having behaviors in the following, besides returning the service fees received, the party C should also compensate the loss of Party A or Party B.
a Party C provided the false information to two parties.
b Party C concealed important fact to two parties.
c Party C colluded with the third party maliciously.
 
��ʮһ�� ��ͬ����Ľ���취Article 11: Headling of disputes
����ͬ���·��������飬������������Э�̽����Э�̲��ɵģ��������й�ϽȨ������Ժ���ߣ��������д�ɵ��ٲ�������ٲ�Э�������ٲá�
(a) Any dispute arising from the execution of, or in connection with, the contract shall be settled through friendly negotiation between tripartite parties. In case no settlement can be reached, the disputes shall be submitted to the people’s court, which has jurisdiction over the houses. Or compelled arbitration in accordance with the arbitration clause or the arbitration agreement.
(b) This contract will be governed by and construed under the laws of the People’s Republic of China.

This contract will be effective after being signed by tripartite parties. There are 3 originals of this contract. Every party will hold 1 original(s). If translation or understanding lead to discrepancy in this bilingual contract, the Chinese version will be the standard.

If tripartite parties have any specific matters, the supplementary written agreement may agree it upon. The appendix is the integral part of this contract. The appendix and this contract are equally valid. The contract is drawn in both Chinese and English versions. Chinese versions will have validity finally in law.
